How to Read Data on This Portal
This page explains the structure of our regulatory summaries, what each element means, and how to navigate from our content to the original official source documents.
The Purpose of Our Summaries
Each entry on this portal represents a regulatory document or official communication that is relevant to real estate crowdfunding in Chile. Our goal is not to replace the original document but to help readers understand what it contains before — or instead of — reading the full technical text.
Our summaries are always shorter than the original documents. They highlight the main provisions, the entities affected, and the effective dates. They do not include every detail, and they should not be relied upon as a substitute for the original document in any professional or legal context.
Structure of a Regulatory Summary Entry
Each summary entry on this portal includes the following elements:
- Title: The official name or designation of the document, as it appears in the source.
- Issuing Body: The regulatory authority or institution that published the document (e.g., CMF, Ministry of Finance).
- Date: The date the document was officially published or entered into force.
- Category: A topic tag indicating the area of regulation (e.g., Platform Registration, Investor Disclosure, Operational Standards).
- Summary: A plain-language description of what the document says, written to be understandable without specialist knowledge.
- Source Link: A direct link to the official document on the issuing body's website or official register.
Always Check the Source
Our summaries are a starting point. For any decision or professional use, always read the original document via the source link provided. Official documents may be amended after our summary is published.
Understanding Category Tags
We use category tags to help you filter and find relevant entries. The main categories used on this portal are:
- Platform Registration: Documents related to the requirements for crowdfunding platforms to register with and be supervised by the CMF under Law 21.521.
- Investor Disclosure: Rules governing what information platforms must provide to investors before and during an offering.
- Operational Standards: Technical and operational requirements that registered platforms must meet to remain compliant.
- Legislative Update: Changes to the primary legislation (Law 21.521) or related laws that affect the regulatory framework.
- CMF Circular: Specific circulars issued by the CMF that provide detailed guidance on applying regulatory provisions.
- Consultation: Public consultations or proposed regulatory changes that have not yet been finalized.
Dates and Versioning
Regulatory documents can be amended after initial publication. When a document we have summarized is subsequently amended, we will publish a new entry for the amendment and note the connection to the earlier entry. We do not silently update existing summaries to reflect amendments, as this could cause confusion about what the original document said.
The date shown on each entry is the date of the original document's publication by the issuing body, not the date we published our summary.
What Our Summaries Do Not Include
To maintain clarity and avoid overstepping our informational role, our summaries deliberately omit:
- Legal interpretation or opinion on the meaning of regulatory provisions
- Recommendations about how to comply with any regulation
- Commentary on whether a regulation is appropriate, proportionate, or fair
- Predictions about future regulatory changes
- Comparisons with regulations in other countries
Limitations of This Portal
Nixveldo is not a comprehensive legal database. We focus on documents that are directly relevant to real estate crowdfunding in Chile, and we may not cover every document issued by every relevant body. Our coverage reflects our editorial judgment about what is most useful for readers interested in this specific area.
If you are aware of a relevant document that we have not covered, you are welcome to bring it to our attention via the contact page.
How to Navigate from Summary to Source
Every summary entry includes a clearly labeled "View Source" or "Official Document" link. This link goes directly to the document on the issuing body's official website. We do not host copies of official documents on this portal. If the source link is broken or the document has been moved, please let us know via our contact page so we can update it.
Who issues the regulations we track
CMF
The Comisión para el Mercado Financiero is the primary regulator for crowdfunding platforms in Chile under Law 21.521. It issues circulars, resolutions, and normative instructions.
Ministry of Finance
The Ministerio de Hacienda may issue decrees and regulations related to the broader fintech framework, including aspects that affect real estate crowdfunding.
Chilean Congress
Legislative changes to Law 21.521 or related statutes originate in the Chilean Congress. We track proposed and enacted legislative changes that affect the regulatory environment.
